A major new urban development is taking shape at the intersection of Jan Smuts Avenue and Chester Road, where Nine Yards, Johannesburg’s newest green town square, is steadily coming to life. The precinct is opening in phases from December 2025, with full tenant activation expected between February and March 2026.
Thank you for reading this post, don't forget to subscribe!Located on the edge of Rosebank and The Parks, Nine Yards occupies a site long associated with one of Johannesburg’s most recognisable nurseries. Instead of clearing the land and starting afresh, the development expands across nine surrounding properties, integrating restored brick buildings with contemporary glass and steel structures, and transforming underused yards into landscaped gardens and walkable public space.
Nine Yards has been conceptualised as Johannesburg’s new green town square. At this curated lifestyle precinct, food, wellness, fresh produce, and design-led retail come together in an outdoor, highly landscaped setting. The development reflects a broader shift away from enclosed shopping centres and toward a more human, neighbourhood-focused urban experience.

From Historic Nursery to a New Urban Landmark
For decades, this corner of Johannesburg supplied greenery to the surrounding suburbs. That heritage now underpins Nine Yards’ identity. Rather than erasing the site’s past, the development adopts a strategy of adaptive reuse, retaining existing structures while introducing new architectural forms that respect the area’s history.
Nine Yards avoids the sudden, all-at-once launch typical of large commercial projects. Tenant shopfitting began in late 2025, with staggered openings continuing into early 2026. This phased approach allows the precinct to establish itself organically as part of everyday Johannesburg life.
The developers describe Nine Yards as a deliberate act of city-making, designed to reflect “the kind of Johannesburg we aspire to live in: open, green, neighbourly and rich in creativity.”

Designed to Slow Down City Life
Unlike traditional shopping centres that prioritise speed and efficiency, Nine Yards has been designed to encourage movement, pause, and connection.
At the heart of the precinct is a 450-metre urban promenade, designed by award-winning landscape artist Patrick Watson. Inspired by Johannesburg’s natural landscapes, the promenade winds through gardens, courtyards, and gathering spaces, creating a textured, immersive journey through the precinct.
Architecture by Matthew Miller of Milarchi reinforces this approach. Restored heritage buildings sit comfortably alongside contemporary interventions that feel modern without overwhelming the surroundings. Landscape-led design guides how people move through the space, ensuring the environment shapes the experience rather than the other way around.
Visitors encounter shaded coffee spots beneath tree canopies, contemporary art integrated into everyday walking routes, and garden pockets that invite pause. The result is an atmosphere that feels elegant but accessible, calm without feeling curated or exclusive.
A Carefully Curated Mix of Independent Tenants
Nine Yards deliberately avoids big-box retail in favour of a curated tenant mix that prioritises quality, creativity, and local relevance. More than 30 tenants will ultimately operate within the precinct, spanning independent restaurants, artisanal food, wellness, fashion, contemporary design, fresh produce, galleries, and creative studios.
Several tenants have already opened, including Artclub and Friends, Essex Interiors, Garden Fresh, Nunu’s, Plato, Something Good Studio, The GardenShop, and Zuney Wagyu Burger Bar. Additional tenants scheduled to open through 2026 include BodyTec, Dopio Zero, Gelato Mania, Houtlander, Kumalo Turpin, Salvation Café, The Well, True Love Tattoo, Versus Fine Jeweller,y and Wanderlust.
This carefully balanced mix ensures Nine Yards functions as a lived-in neighbourhood space rather than a purely transactional retail destination. It serves nearby residents while also attracting visitors seeking a unique Johannesburg experience.
More Than Retail: A New Public Space for Gauteng
At its core, Nine Yards positions itself as a green town square, not a shopping mall. Subterranean event spaces, an amphitheatre, and a central pavilion anchor the precinct and allow for exhibitions, cultural programming, and community gatherings.
This matters in a city where safe, accessible, and well-managed public spaces are increasingly difficult to find. Nine Yards demonstrates how private stewardship can coexist with a genuinely open public environment.
Timothy Sammons, CEO of Cadastral Capital, explains the thinking behind the project:
“Johannesburg deserves places that feel human, hopeful, and full of possibility.”
He adds that Nine Yards represents “a new kind of urban experience, a modern sanctuary where people can gather, wander, connect, and breathe. Where heritage meets aspiration, and where every visit reminds you why you choose to live in Joburg.”
Why Nine Yards Matters for Gauteng
Gauteng continues to face challenges around density, safety, sustainability, and quality of life. While no single development can resolve these issues, Nine Yards offers a compelling alternative to traditional urban models.
By prioritising walkability, greenery, independent businesses, and adaptive reuse, the precinct aligns with global urban design trends while remaining firmly rooted in local identity. It creates opportunities for small businesses, supports local creative industries, and reintroduces nature into a dense urban setting.
Centrally located with easy access and ample parking, Nine Yards avoids exclusivity while maintaining a carefully scaled environment that feels approachable rather than overwhelming.
What to Expect as Nine Yards Continues to Open
Over the coming months, Nine Yards will continue to reveal itself. Gardens will mature, shopfronts will open gradually, and the promenade will come alive with daily routines, from early morning coffee to evening meals under the stars.
This slow reveal is intentional. Nine Yards encourages visitors to build an ongoing relationship with the space, returning often and experiencing it differently over time.
Experience a Different Way of Living in the City
Nine Yards invites Gauteng residents to rethink how they move through Johannesburg and how they spend time in it. Whether you live nearby, work in Rosebank, or simply pass through Jan Smuts Avenue, the precinct offers a greener, more human way to engage with the city.
As Nine Yards opens in stages, residents are encouraged to visit regularly, support independent tenants, and experience the precinct as it grows. For updates on openings and events, follow @nineyardsjhb on Instagram, Nine Yards on Facebook, or visit www.nine-yards.co.za.
Nine Yards is not just another development. It is a glimpse into a more hopeful Johannesburg, taking shape right where the city meets itself.
